Step-by-step timeline — property photos taken (0 min) → data entered in SnapHouse (5 min) → AI generates description (6 min) → copy-paste to Idealista (8 min) → listing published (20 min total)
This article is not theory. It is the exact workflow used by real estate agents who manage 20–30 properties per month without a marketing team. Step by step, with real timings for each stage.
The problem: why does publishing a listing take so long?
The unoptimised process has 7 bottlenecks:
- Editing photos on the phone or in Lightroom (15–30 min)
- Thinking and writing the description (20–40 min)
- Filling in technical data on Idealista manually (10–15 min)
- Uploading and ordering photos (5–10 min)
- Checking the form before publishing (5 min)
- Repeating for Fotocasa and pisos.com if needed
- Creating social media content separately (20–30 min)

SnapHouse output for Idealista — showing the 3-paragraph description with energy certificate label, ready to copy into the Idealista listing form
Total: between 75 minutes and 2.5 hours per property. If you publish 15 properties a month, that is more than 30 hours of administrative work.
The 20-minute workflow: phase by phase
1 During the visit — 5 minutes
The key is collecting the right data during the visit, not when you get back to the office.
Open the notes app on your phone (or SnapHouse if you have it installed) and take notes as you walk through the property:
- Total square metres and per room
- Number of bedrooms and bathrooms
- Orientation (north/south/east/west)
- Actual condition: renovated, needs renovation, original
- Extras: terrace, garage, storage room, communal pool
- Installations: aerothermal, gas, air conditioning
- Energy certificate rating (if available)
- What you like most and least
Take photos at this same moment: at least 12–15 photos in landscape, windows open, lights on, no people.
2 Description with AI — 3 minutes
With the data from the previous step, you open SnapHouse (or ChatGPT if you prefer to do it manually) and paste the prompt with the real data. The AI generates the description in seconds.
If you use SnapHouse: you fill in the structured form with the visit data. The description is ready in 8–10 seconds, ready for Idealista, with no need to edit the prompt.
If you use ChatGPT or Claude: use the master prompt from the previous article, paste the data, and review the result. Estimated time: 3–5 minutes with review.
3 Basic photo editing — 5 minutes
You do not need Lightroom for an Idealista listing. Your phone is enough if you know what to adjust:
- Brightness +15–20 (interior photos always come out dark)
- Contrast +10
- Colour temperature: towards the cool side if there is artificial yellow light
- Crop to remove objects on the floor or cut-off ceilings
Free tools: Snapseed (iOS/Android), iPhone native editing, Google Photos. Time: 5 minutes for 12 photos.
4 Publishing on Idealista — 7 minutes
| Step | Action | Time |
|---|---|---|
| 1 | Log in to Idealista Pro and create new listing | 1 min |
| 2 | Paste AI-generated description | 30 sec |
| 3 | Fill in technical data (you already have it from the visit) | 2 min |
| 4 | Upload and order photos | 2 min |
| 5 | Review price, contact info and publish | 1.5 min |
The step most agents forget: social media
The Idealista listing is published in 20 minutes. But 70% of real estate agents stop here and miss a huge opportunity: publishing the same property on Instagram and TikTok to reach buyers who do not use portals.
With the manual process, creating social media content costs another 20–30 additional minutes. With SnapHouse, the Instagram copy (with emojis, localised hashtags and energy certificate) is generated at the same time as the Idealista description, with no extra step.
Real comparison: with and without AI
| Task | Without AI | With AI (manual) | With SnapHouse |
|---|---|---|---|
| Idealista description | 25 min | 5 min | 1 min |
| Instagram copy | 20 min | 5 min | 0 min (included) |
| Property PDF sheet | 30 min | Not available | 1 min |
| Carousel image | 45 min | Not available | 1 min |
| Reel / Story | 60 min | Not available | 2 min |
| Total per property | ~2h 30 min | ~30 min | ~20 min |

Tips for maintaining pace at high volume
Create a visit notes template
Do not improvise what to note at each visit. Create a note on your phone with all the fields you need and duplicate it for each property. That way you never forget the energy certificate or the orientation.
Batch your publishing
If you have 5 properties to publish, do all the visits first, then generate all the descriptions with AI in one session, and then publish everything on Idealista in sequence. Switching context between visit–publish–visit–publish is the biggest time drain.
Reuse photos for social media
The same photos you upload to Idealista work for Instagram. There is no need to do two photography sessions. SnapHouse generates social media creatives (carousel, reel, story) directly from the photos you have on your PC.
What SnapHouse does in this workflow
SnapHouse is the tool that connects all these steps. You fill in the property form just once and it generates in seconds: Idealista description, Instagram copy, property PDF sheet, carousel image, Reel and Story — all with your logo and brand colours, ready to publish with one click.
It runs on your local Windows machine, with no mandatory monthly subscription, without uploading photos to any external cloud. Your clients' data stays on your PC.
