Real Estate Copywriting: Examples of Descriptions, Posts and Ads

Copy makes the difference between a listing that gets 2 enquiries and one that gets 20. This guide collects real examples of texts that work for every channel: Idealista, Instagram, Stories and Facebook Ads. With templates you can adapt with AI in seconds.

How to use this guide: each section includes examples of bad copy (what most agents use) vs. good copy (what generates enquiries). Copy the structure, adapt your property data, and use SnapHouse to generate personalised versions in seconds.

Descriptions for property portals (Idealista, Fotocasa)

90% of descriptions on Idealista are variations of the same phrase: "Bright flat with good views in a central area. Well connected." The problem is that it says nothing specific or persuasive.

❌ COPY THAT DOESN'T WORK

"Bright 85m² flat with 3 bedrooms and 2 bathrooms in a central area."

✅ COPY THAT GENERATES ENQUIRIES

"Wake up every morning to light flooding through your floor-to-ceiling windows. This 85m² flat in the Eixample Derecho combines space, interior quiet and a 5-minute walk to Girona metro."

❌ COPY THAT DOESN'T WORK

"Semi-detached house with garden and pool in a private development."

✅ COPY THAT GENERATES ENQUIRIES

"A tranquil development 12 minutes from the city centre, with a community pool and private garden where the kids can run free. The house you've been searching for is finally available."

❌ COPY THAT DOESN'T WORK

"Refurbished studio ideal for investment. Good rental yield."

✅ COPY THAT GENERATES ENQUIRIES

"Fully refurbished studio in 2024, 200 metres from the university. Continuously rented over the past 3 years at a gross yield of 6.2%. Perfect as a first investment or to expand your portfolio."

Copy for Instagram posts

Instagram is not Idealista. The text format is different, the hook goes in the first two lines (before "see more") and emojis and hashtags are part of the expected language.

Template for a property post on Instagram:

  1. Line 1 (hook) — The sentence that stops the scroll. E.g.: "What if your next home was already available?"
  2. Lines 2–3 (context) — The most striking thing about the property. 1–2 specific details.
  3. Key data — m², bedrooms, price, area. In visual format with emojis.
  4. CTA — "Message me in DM" / "Link in bio" / "Call me at XXXX"
  5. Hashtags — 5–8 hashtags: area + property type + real estate + city.

Copy for Instagram Stories

Stories work with very short, direct text. The visual space is limited and attention lasts less than 3 seconds:

  • New property: "NEW 🏠 90m² flat in Gracia · €380,000 · Swipe up for photos"
  • Price reduced: "⬇️ PRICE DROP · From €295,000 to €275,000 · This week only · DM to book a viewing"
  • Sold: "✅ SOLD · Penthouse in Poblenou · In just 18 days · Want to know what yours is worth?"
  • Vendor lead question: "Thinking of selling in the next 6 months? Reply to this Story and I'll be in touch."

Copy is your best differentiation tool

Every agent has access to the same properties, roughly the same photos and the same channels. What makes the difference is how you present each property — using AI to generate property descriptions with AI ensures every listing gets compelling, specific copy. That's a core part of effective content marketing for real estate agencies.
