Stories for Real Estate Agencies: 15 Ideas That Convert in 2026

Stories are the most underused format by real estate agents. They disappear in 24 hours, but they are the most direct channel for receiving enquiries without an algorithm filter.

Most real estate agents use Instagram only to post photos and property Reels in the feed (see how to create real estate Reels from scratch). Stories get forgotten or used inconsistently. That is a mistake: Stories generate direct messages (DMs) without the algorithm filtering them, allow for genuine urgency ("still available — last viewing today") and build the relationship with the audience in a way the feed simply cannot match.

Why Stories convert better for direct contact

Stories have one characteristic that the feed and Reels do not: direct access to the DM. When someone sees your Story and taps "Reply", that conversation lands in your message inbox without passing through any ranking algorithm. It is Instagram's most directly conversational channel. For a broader social media for real estate agencies strategy, see our full guide.

In addition, the 24-hour expiry creates a legitimate urgency that posts do not have. "This property just came on the market this morning" in a Story drives action because the viewer knows that information expires. A feed post can wait; a Story, by definition, cannot.

Content type Reach Direct contact Urgency
Feed post (photo/carousel) Medium-High Low (comments) None
Reel High (non-followers) Medium (comments) None
Story Medium (followers) High (direct DM) Maximum (24h)

The 4 types of Stories you need in your strategy

Not all Stories serve the same purpose. Mixing the four types generates a consistent presence that keeps interest alive without overwhelming your audience:

Type Goal Ideal frequency Most common mistake
Showcase (display property) Generate interest and DMs With every new instruction Just a photo with no price or CTA
Engagement (polls, questions) Interaction and audience data 2–3 per week Irrelevant questions for the sector
Social proof (results, closings) Build trust After every deal Not posting it out of unnecessary "discretion"
Behind the scenes (process) Humanise and build loyalty 1–2 per week Forced or over-produced content

The 15 Story ideas for your real estate agency

These ideas are organised by type and have proven results for real estate agent accounts:

SHOWCASE — Display properties

1 New property just listed. Main photo with the price displayed prominently, area and number of bedrooms. "New!" sticker to trigger notifications. CTA: "Reply to book a viewing".

2 Express 3-photo tour. Living room → kitchen → master bedroom. Each photo lasts 5 seconds. Final Story with price and "Interested? DM me".

3 Price reduced. "We've just reduced the price on this property" + photo + previous price crossed out + new price. Creates genuine urgency.

4 Last chance. "Last available viewing this week for this property". Works especially well for high-demand listings.

5 Property reserved / sold. "SOLD in 3 weeks" over the photo. Powerful for attracting new vendor instructions — they see your effectiveness without you having to tell them.

ENGAGEMENT — Create interaction

6 Poll: flat or house? Simple, quick, generates real data about your audience. Those who vote "house" are potential house buyers: you can follow up with them.

7 Open question: "What area are you looking to buy in?" The replies are direct leads with the search area already specified. Works best for local accounts with a loyal audience.

8 How much do you think this property is worth? Exterior photo of a property + price slider question. Generates a lot of interaction and educates your audience about market prices.

9 Fill in the blank: "My budget to buy is ___" Text box sticker. Direct replies with data on your audience's purchasing power.

SOCIAL PROOF — Build trust

10 Client testimonial. Screenshot of a WhatsApp message from a client (with permission) expressing satisfaction. No production needed: authenticity is the format.

11 "Closed in X days". Photo from the signing + number of days it took to sell. Vendors who follow you see your effectiveness without you having to explain it.

12 Before and after. Photos of a property before home staging vs. after. Shows the value you add beyond simply listing the property.

BEHIND THE SCENES — Humanise

13 "Today I have X viewings". A quick Story from the car or street before the first viewing. Shows activity and professionalism with zero effort.

14 Quick tip of the day. Text on a solid background: "Tip of the day: always request the title deed search before signing any document". No photo needed. Works for building authority.

15 Ask your audience about a deal. "Would you sell this property at £240k or wait for a buyer willing to pay £260k? Tell me what you would do". Creates conversation and demonstrates your professional judgement.

How to create a property Story in under 2 minutes

The "showcase" type Story has the highest impact for generating DMs and is the one that gets published least, because doing it manually on Instagram or Canva takes between 10 and 20 minutes: choosing the photo, adjusting to vertical format, adding text with price and CTA, choosing typography and colours that look right.

With SnapHouse, the Story for each property is generated automatically alongside the rest of the content (Reel, feed image, PDF). The format is 1,080×1,920 px, with your logo and brand colours integrated, ready to download and publish directly on Instagram.

Story ready in the same process as the Reel and PDF

SnapHouse generates the vertical Story, the Reel, the carousel and the PDF for each property in a single workflow. No manual design.

A Story calendar for your week

Consistency in Stories is more important than perfection. A structured weekly Instagram content plan for real estate helps: publishing 4 or 5 Stories a week consistently generates better results than a highly produced campaign once a month:

Day Type Suggested content Estimated time
Monday Behind the scenes "Starting the week with X properties in our portfolio" 2 min
Tuesday Showcase Most recently listed property 2 min with SnapHouse
Wednesday Engagement Poll or question for the audience 3 min
Thursday Showcase Second property or express tour of the first 2 min with SnapHouse
Friday Social proof Week's result or client testimonial 3 min
12 min total time to publish 5 weekly Stories with SnapHouse (showcase type) vs. 60–80 min manually
5 Story examples with the same brand style: showcase, poll, sold social proof, process and tip of the day
All 4 Story types mixed throughout the week generate a consistent presence without overwhelming the audience.
