Is TikTok worth it for real estate? The data
The first objection agents have when TikTok comes up is demographic: "my clients aren't on TikTok". It's a myth that no longer holds up to actual data:
| Platform | Active users in Spain | Primary age range | Organic reach |
|---|---|---|---|
| 22 million | 25–44 years (38%) | Low-Medium (saturated algorithm) | |
| 20 million | 35–54 years (44%) | Very low (without paid investment) | |
| TikTok | 17 million | 25–44 years (42%) | Very high (FYP without followers) |
The key difference is organic reach. On Instagram, if you have 500 followers, your posts are seen by between 50 and 150 people. On TikTok, a video from any account can reach the "For You Page" of thousands of users who don't know you. For an agent starting from scratch, it's the channel with the greatest organic growth potential. Content that works (and what doesn't) in real estate TikTok
TikTok rewards entertainment and authenticity over production value. A video shot with a phone, with good light and an interesting hook, consistently outperforms a highly produced video without that hook.
What works:
- Live-commentary property tours — the agent filming while walking through the property and commenting out loud
- Price reaction videos — "How much do you think this flat in Barcelona is worth? Answer at the end"
- Quick buying/selling tips — "3 things nobody tells you before signing a mortgage"
- Behind-the-scenes of a listing appointment — "this is my morning of property valuations"
- Neighbourhood comparisons — "city centre flat for €350k vs. suburban flat for €250k: which would you choose"
What doesn't work:
- Photo Reels with no commentary or voiceover (works on Instagram, not on TikTok)
- Overly corporate or formal videos
- Content with no hook in the first 2 seconds
- Posting without consistency (1 video then nothing for weeks)

10 TikTok video ideas for real estate agents
1 "How much is this property worth? Guess the price". Show the exterior or interior of the property and ask the viewer to guess the price. Result at the end of the video. Generates comments, shares and very high organic reach.
2 Quick tour with voiceover. Walk through the property commenting on the key features. "Entrance with built-in wardrobe, south-facing living room, open-plan kitchen, 15-square-metre terrace..." Simple, quick, 25–30 seconds.
3 "3 signs this property is overpriced". Educational content that doesn't show a specific property but positions the agent as an expert.
4 Home staging before and after. Photos of the empty property vs. photos with furniture and decoration. The visual contrast generates high retention (the viewer waits for the "after").
5 "My day as a real estate agent". Short vlog of a working day: valuation, viewing, meeting, paperwork. Humanises the profession and generates empathy with the agent.
6 Neighbourhood comparison. "Living in [neighbourhood A] vs. [neighbourhood B] in [city] with the same budget". Very popular with high potential to go viral locally.
7 "What nobody tells you before buying a property". Quick tips format. 5–7 points, one per screen, background music. Very frequently saved and shared.
8 Reaction to unusual properties. Flats with curious features (bathroom in the living room, tiny terrace, outrageous price for the square footage). Entertaining and generates comments.
9 "Sold in X days". Before signing: property photos + "Sold in 14 days" overlay. After signing: your reaction on video. Works well for attracting property owners.
10 Frequently asked buyer questions. "Can I negotiate the price of a property listed online?" — answer in 45 seconds. Easy to produce, very useful for the viewer and well positioned in TikTok searches.
When and how often to post
| Frequency | Potential reach/month | Weekly work | Recommended for |
|---|---|---|---|
| 1 video/week | Low-Medium | 30–45 min | Starting out, testing the channel |
| 3 videos/week | Medium-High | 1–1.5 hours | Consistent growth |
| 5+ videos/week | High | 2–3 hours | Aggressive growth strategy |
Best posting times in Spain: Monday to Friday between 7:00–9:00 (morning commute), 12:00–14:00 (lunch break) and 19:00–22:00 (evening). Saturday mornings also have high peaks for real estate content.
The property video ready for TikTok in 2 minutes
SnapHouse generates the 1,080×1,920 px video for each property in under 2 minutes. Same format as TikTok, no editing required.
How to produce TikTok videos without editing time
Property tour content and photo-slideshow videos with music — which make up the bulk of real estate content on TikTok — can be produced automatically with SnapHouse.
SnapHouse generates the video in 1,080×1,920 px format (TikTok's native format) from the property photos, with automatic transitions and optional music licensed for use on social networks. The same video works directly for TikTok and Instagram Reels (learn to create real estate Reels for Instagram-specific tips), without needing to export two versions.
For more personal content (tips, neighbourhood comparisons, on-camera reactions), production is even simpler: you film with your phone and post directly. You don't need to edit or sync anything. TikTok's native editing tools are sufficient for this type of content. For planning your weekly content, see our Instagram content plan for real estate which adapts easily to TikTok.
