The cost that never appears on the pricing page
An independent agent with the usual stack pays today for the portal, a CRM, a design tool, a scheduling tool and, if they generate content with AI, another subscription or two. Each looks affordable on its own. Added up, it is several hundred euros a month, repeating indefinitely.
The problem with the subscription model is not the monthly price: it is that it never ends and it grows over time. Price rises land on a customer base that has already built its workflow on top and for whom switching is expensive.
When a monthly fee does make sense
To be fair, there are cases where a subscription is the right model and paying up front would be worse.
- Short use. If you need the tool for three or four months, the fee is cheaper than the licence.
- Services with infrastructure. If something runs on someone else's servers, someone has to pay for them every month. The property portal is the obvious example.
- Fast-moving products. In categories that change quickly, the fee funds continuous development.
Outside those three cases, a fee is mostly an indefinite rental of something you could own.
The numbers, over three years
The honest comparison is not monthly but over several years, because that is how long an agent actually keeps their tools. The €40 fee is an example, not the price of any specific tool:
| Example subscription: €40/month | One-off €845 | |
|---|---|---|
| Year 1 | €480 | €845 |
| Year 2 | €960 cumulative | €845 |
| Year 3 | €1,440 cumulative | €845 |
| Year 5 | €2,400 cumulative | €845 |
| If you stop paying | You lose access | It keeps working |
The break-even point arrives in month 22, during the second year. After that the gap opens and never closes again.
One licence, no monthly fee
SnapHouse is a one-off purchase with installation included. It generates descriptions, PDFs, carousels and Reels, and you can run it in manual mode with free APIs so there is no recurring cost at all.
What to ask before buying a licence
A permanent licence is not automatically better. There are four questions worth asking before you pay:
- What happens with updates? Whether they are included, paid, or limited to the current version.
- Does it need a connection to work? If it depends on the vendor's server, a one-off payment does not protect you from that service being switched off.
- Are there variable costs? Many AI tools charge for usage on top of the licence.
- What does installation include? Especially for desktop software.
In SnapHouse's case: the program runs on your computer, the PDF and images are generated offline, and the only variable cost is AI text at around two cents per property, which you can avoid entirely by using a free API.
How to decide in your own case
The maths is simple and needs only two figures: what you would pay monthly, and how many years you expect to stay in the business.
Multiply the fee by twelve and by those years. If the result exceeds the licence price, the one-off purchase wins. If you will only be around briefly, or you need to try before committing, the subscription is the sensible option.
What makes no sense is not doing the maths at all, which is what usually happens: the fee is small enough not to hurt each month and steady enough to add up considerably over three years.

Frequently asked questions
Which works out cheaper, a one-off purchase or a subscription?
It depends how long you use it. An example €40 monthly subscription is €480 a year and €1,440 over three. A one-off €845 licence breaks even against that fee in month 22, and after that you never pay again.
What happens if I stop paying a subscription?
You lose access, and with many tools you lose the templates and material you had saved too. With a permanent licence the software keeps running on your computer even if you renew nothing.
Does a permanent licence include updates?
It depends on the vendor. Ask before buying: some licences include all future versions, others cover only the current branch. With SnapHouse, installation and setup are included.
When is a subscription genuinely the better model?
When you will use the tool for only a few months, when you need it to evolve very quickly, or when the service depends on cloud infrastructure somebody has to maintain. Outside those cases, the fee is an indefinite rental.
